An online log home community for log home enthusiasts.

What do you guys know about resale on log homes in the Oklahoma City market? The home includes an incredible Bathroom Fan, upgrades to the floors, and an incredible stone fireplace. Does anyone know how to price out a house like this? There are so few comparable homes in this area, thanks for any information that you can give. Any tips or advice welcome.

Cindy, we were trying to buy a log house 3 years ago and couldn't find anyone that could appraise all the stack stone and large fireplaces. We finally took pictures and the SQ. footage to a company that builds log homes and knew about what it would cost to build stack stone fireplaces and dormers etc. these things are all add ons for log homes and they were able to tell us what the replacement cost would be and real close to what it was worth on the market.

Cindy we are located in Checotah OK, about 100 miles east of OK City. We Recently had a log home appraised and even in this depressed housing market were surprised at how low they appraised. Under $90sf. Low appraisals in our area have made obtaining financing for new log homes difficult.

Hi Cindy,
As with any home that you want to sell you should probably start by having it appraised by a professional. You maybe have to call quite a few companies to find someone who can acurately apraise a log home. Once you find out what value the Log Home has based on the appraisal you should probably get a Real Estate agent involved as this is such a hard market to sell in. Good luck!
